Balmoral Ōtautahi

‍The ultimate Superhome combines high-performance thermal efficiency, super sustainability, and high-quality architecture providing the best possible liveability. To thoughtfully combine these elements together with design integrity is the winning combination.

Capturing the fantastic views of the Avon Heathcote Estuary and Southern Alps from its fabulous Redcliffs hill site, the home’s high ceilings and large windows offer amazing light-filled spaces to create drama. Although large, these windows will benefit from being high-performance European style glazing - offering about the same performance as a typical NZ wall. Correctly proportioned openings to balance technical and architectural objectives is key and so this Superhome has been designed using systems thinking.

Other techniques include a warm roof with thermal bridge free- continuous super-insulation and very generous-sized eaves (roof overhangs) that provide optimised shading protecting from overheating - especially in the late afternoon summer sun.

In such a sustainable-conscious climate, the concept of building such a large home may raise eyebrows. However, this architectural marvel is designed to revolutionise this perspective by featuring an innovative 2-in-1 design, cleverly crafted to accommodate a diverse array of living arrangements. The entire lower-level floor has been designed to offer a completely separate living setup, which will feature its own kitchenette, laundry and bathroom. The deck of the main level above will even feature a steel grated segment to allow natural light to reach deep into the living spaces below. From family and friends, to tenants or Airbnb guests, this remarkable home will be able to embrace multifunctionality living at its core upon completion.
